Booking Terms & Conditions

To confirm your booking, a 25% non-refundable deposit is required at the time of booking. If you are booking within 10 weeks of your check-in date, the full balance is due immediately.

Your booking is confirmed once we have received your deposit payment and sent you a written booking confirmation by email. This confirmation will contain full details of your stay and any payments due.

The remaining balance (75%) is due 10 weeks before your check-in date. We will send a reminder one week before this date. If payment is not received by the due date and within 5 days of the reminder, we reserve the right to cancel your booking — in which case the cancellation policy below will apply.

Payments are processed securely via Stripe.

All cancellations must be made in writing by email to hello@shropshireshepherdshuts.co.uk.

• Your 25% deposit is non-refundable at any time.
• If you cancel 10 weeks or more before check-in, the deposit is forfeited but the remaining balance will be refunded.
• If you cancel within 10 weeks of check-in, the full cost of the stay is non-refundable.
• If you fail to check in on your arrival date, no refund will be due.

We strongly recommend that you take out personal travel insurance that includes cancellation cover, including for illness and extreme weather.

Requests to amend your booking (including date changes) must be made in writing more than 10 weeks before your check-in date. Amendments are subject to availability and may incur a £50 administration fee. Amendments requested within 10 weeks of check-in may be treated as a cancellation.

Any price difference resulting from an amendment will be charged (if higher) or refunded (if lower) accordingly.

In the unlikely event that we need to make a significant change to or cancel your booking, we will inform you as soon as possible and offer you either an alternative date or a full refund of all monies paid. We will have no further liability to you beyond this.

• You are responsible for the behaviour of all members of your party during your stay. Guests must behave in a respectful, appropriate and lawful manner at all times.
• You are responsible for reporting any damage or loss to the property as soon as possible. You will be liable for the cost of any damage caused beyond reasonable wear and tear.
• You must vacate the property by the check-out time stated on your booking confirmation (11am). Failure to do so may result in additional charges.
• Strictly no smoking, vaping, use of e-cigarettes or lighting of candles inside the hut — this is forbidden for fire safety reasons.
• Dogs are welcome (up to 3 pets at £15 per pet per stay) but must be kept under control and must not be left unattended in the hut.

We strongly recommend that all guests take out comprehensive personal travel insurance before their stay, including cover for cancellation, curtailment, medical expenses and extreme weather. This is your responsibility to arrange.

We always aim to provide an exceptional experience. If you have a complaint during your stay, please contact us immediately so we have the opportunity to resolve it at the time.

If your complaint is not resolved during your stay, please follow up in writing within 28 days of check-out by emailing hello@shropshireshepherdshuts.co.uk. We will acknowledge your email within 2 working days and aim to provide a full response within 7 working days.

Our liability to you is limited to the total cost of your booking. We accept no responsibility for any loss, damage, injury or inconvenience arising from circumstances beyond our reasonable control, including but not limited to extreme weather, acts of nature, or third-party failures.
